We built the bays on the left and right of the porch. The bay around the corner of the building was built 150 years earlier!

Our client owns the ground floor flat on this 150-year old property, the building is only 2.4metres (eight feet) from the highway, and is in a conservation area! All of this meant for planning permission problems.

After several applications for larger conservatories with glass roofs were rejected, we eventually were given approval to construct this porch-cum-conservatory-cum-bay window. This allowed our client valuable extra space in which to sit and relax. We also converted a flat window on the bedroom into a new bay.

Both additions were subject to rigorous approval by the conservation team. The windows are the sliding sash style, manufactured in sapele hardwood. The bricks are reclaimed Imperial Red Stocks, and although the walls have a 50mm insulated cavity, the outer skin is Flemish Bond to match the existing. A rendered plinth below D.P.C. completes the scene, making it genuinely impossible to tell that our bays have been added 150 years later.

The limited space meant that underfloor heating was the best option.
